INSIDE

Accommodation at Estate da Noi is organised over two floors: the upper ground floor and the first floor.

An impressive hardwood staircase takes one up to the front door on the upper ground terrace, which opens into the welcoming communal hub of the property. Turning left, and passing a guest WC, one enters into the bright, luminous living area, where the design aesthetics of the whole property are on full show. Everything is ultra-modern, minimalist and meticulously ordered. White walls, ceilings and cabinetry are balanced by smooth grey floors of polished concrete, and the star of the show – the heated indoor pool – emerges organically from the floor.

Key to this apparent simplicity of palette are two features: the integrated lighting that brings the house to life as dusk falls; and the blue sea views, which, via walls of glass and sliding glass doors flood inside, adding all the colour one could desire. Access to the surrounding terraces is seamless and the atmosphere is one of Zen-like tranquillity.

Just beyond the indoor pool, one comes to the kitchen and dining area, which features a live-edge hardwood table, a fully-equipped kitchen with floating island, and, via more of those glass walls and sliding glass door, access to the pool terrace and barbecue (more of which later).

Next to the kitchen is the built-in Finnish sauna, the perfect spot for relaxation after a sun-soaked day at the beach.

Back to the main entrance, a staircase directly in front leads up to the first floor, which houses all four of the bedrooms. All of the rooms are generously-sized kings with sea views, access to the wraparound sea-facing upper terrace, and en-suite shower rooms.

OUTSIDE

Al fresco life at Estate da Noi revolves around the two wide-open, wraparound sea-facing terraces. The lower terrace is accessed from the open-concept living and dining area, and the upper terrace from each of the four first floor bedrooms. Designed with great care and attention to detail, these outdoor spaces offer numerous opportunities for fun, relaxation, and convivial moments.

To one side of the property, the lower terrace is home to the magnificent and irregular shaped 9m-long infinity pool, which, echoing the flooring inside, is surrounded by smooth poured concrete. Quality sunloungers lie strategically placed to make the most of both the sun and the shade.

Tucked behind the pool in this convivial corner is the al fresco lounging area with kitchen serving a dining area with barbecue.

Guests in each bedroom share access to the upper terrace, with each bedroom having its own table for two, from where the views are at their best.

A path extends out in front of the villa, just 50 metres to the rocky shoreline, allowing guests to swim and snorkel in the transparent waters of the Adriatic. Don’t forget to pick up one of the villa’s SUP boards on your way, though.
